2 questions for BMW 328's concerning lease deals/offers for Miami, FL

I'm new to the forum, so apologies if this has been answered.

1. Got a quote for a 2015 BMW 328i x drive with the following…36 month, MSRP 45,650, 10k miles, payment purchase of $30,129 (assuming that is residual), $2958 due at signing which includes $1000 cap reduction cost. No mentioning of money factor unless I am supposed to figure out from above numbers. Is this an ok deal or impossible to tell without that info?

2. Local BMW dealer is offering a 2013 BMW 328i with 15k miles currently on it for "lease" at 299 per month for 10 k miles and 24 months. $3800 due at signing and $21000 residual value at lease end. Is this a total scam or a good deal?

    1) You really need to know the selling price and CAP cost, and a breakdown of the $2958 due at signing. Also, a monthly payment would help..

    2) $3800 due at signing on a 24 month lease is, in effect, another $150/mo. So, that $299/mo. lease is really about $450/mo. in actual cost. Not a great deal for a 2 yr old car..

    I do not see CAP cost.

    I am using an auto broker, do you recommend going straight to dealer or will these guys really shop around for the best buy?

    Using a broker? Are you in NJ or NY? Does this deal include tax?

    The only way to know if you should strike out on your own is to get all of the details from the broker. Tell them you want to know selling price and money factor.
