Lease on a Quattro P+ w/Tech and cold

So I got a quote on a Prem+ with cold and Tech. MSRP $48,315. Selling price, about $44,300 (I don't have the exact number right now). It is for 36 mo/12k yr. It comes out to $563/mo with fees and taxes down. The residual is quoted as 53%, but I don't see any residuals that low here. So what is wrong? Thanks for any guidance.

It's either a 39 month lease, or it's a 2016 model.

No, it is 2017 (I have the stick in front of me) and it says 12k/36 months.

Then, the residual is wrong.

It should be 59%? How much would that lower my monthly payment?

Never mind...they corrected it and dropped the monthly rate by about $20. Thanks!!
