BMW 2016 435i xDrive Gran Coupe Leasing question (in Texas)

Looking to lease a 2016 435i xDrive Gran Coupe 36 months

Details:
- MSRP $50195, Cap Cost - $48695 after $1500 lease credit, Residual Value - $33195, MF - 0.00129,
- Due at Signing: $479 first month, $925 acquisition fee, $3000 down payment

Questions:
1) What would be Tax, Title, Registration, Licensing Cost, any other cost not included above in Houston, TX
2) Edmunds calculator gives me $538 per month but dealer advertised is $479. Is the dealer not rolling-in all the charges? What am I missing?
3) How low can I negotiate the 2016 price of $48695? Should I focus on lowering the cap cost or ask for options/add-ons (like M-Line, etc)?
4) Dealer offers $479 for 10k. Can they agree to 12k or 15k for 2016 model for the same price ($479)?
5) Shall I wait until Nov or Dec of this year to get further mark downs and bigger discounts on 2016 model?
6) If price point is the same, do you prefer 2016 335i xDrive Gran Turismo over 2016 435i xDrive Gran Coupe and why?

1) Tax in TX is 6.25% of the total sale price. Don't know your other local costs.
2) Seem to be missing a lot. Almost none of your numbers are correct. The base MF is .00137 and the residual for 36/10 is 63%, which would be $31,623, if the MSRP is correct. With $3000 CAP reduction, I get $497/mo.+tax
3) 7% off MSRP, then subtract the $1500 incentive is a good deal.
4) They could. Those two options reduce the residual by 1% or 3%. The dealer would have to lower the price by $500 or $1500 to get the same payment with higher mileage allowance.
5) Can't tell you what will happen in three months, other than there will be less 2016 models to choose from.
6) I think the 4-series GC is more attractive, but that might just be me.
