CPO Lease - can you tell me if this is a good deal?

I normally wouldn't bother with a CPO, but I came across one - 5400 mi, looks meticulous. Selling price seems pretty good. What do you guys think about this?

I feel like I'm paying a lot for a 3 year old CPO vehicle. Any comments?
Also what would my monthly payment be?
