How is this leasing deal I was offered on a 2015 320xi BMW?

I went to a company that is not a dealership.
on a 39,000 MSRP 320i Xdrive BMW, I was offered the following:

36 months 10,000 miles
2,450 MSD
65% residual
money factor dropped to .00081 from .00129
1650 up front for bank fee/other fees/first month, taxes rolled in.
349 including taxes.
Im not sure of the sale price yet, He might have said in the 36,000s. but with my monthly, it could be lower.

any thoughts? This is my first car I'm leasing. Really need some help

The residual and MF are correct. We would need to know the exact selling price in order to model a payment.

So obviously im getting a great deal. Is it because I am not dealing with an actual dealer, and just a company that gets the car? Does your figure include tax?

Can't tell you if your purchase agent has anything to do with it.
