Dealer sales guy is stating the following:
MSRP $53,275
Sales Price $46,400
MF .00130
1. First Payment $536
2. Sales Tax $48.27
3. Registration $410
4. Doc Fee $80
5. Bank Fees: $925
Actual payment: $536 + $48.60 (tax) = $584.60
Original MSRP of the vehicle is: $53,275 which has the 63% residual for 10k miles/year
Selling to you at: $46,400 plus the "other fees" have to put on top.
You're payment can be lower if you went ahead and just pay for these "other fees".
There is $2,042.80 that had to be rolled into the selling price since you are going zero out of pocket for minimum drive offs.

When I run the numbers, I come up with the following. Also, he is not including the $2,000 build out incentive.
MSRP $53,275
Bas Cap Cost $46,500
Cost Added To Lease $1,415
Cap Cot Reductions $0
Adjusted Cap Cost $47,915
Residual Value $33,563
MF .00130
Term 36
Sales Tax 9%
Monthly Payment $504.59
Tax $45.41
Total Monthly Pmt $550.00
Questions:
Why are my numbers different than the sales guy?
Am I getting a good deal?
Which deal points are smart to negotiate, most leverage?
How would $2,000 build out incentive that be applied to the cost structure?
Thank you for your assistance.

Why are my numbers different than the sales guy?
Looks like he has also rolled in the first payment, so $0 due at signing. The rest of it is likely upfront tax on the acq.fee/doc fee
Am I getting a good deal?
It's decent. About 9% off before subtracting the $2000 incentive.
Which deal points are smart to negotiate, most leverage?
Selling price. Residual is fixed by the bank, and since you are getting base money factor, nothing to negotiate there. Avoid any add-ons in the finance office.
How would $2,000 build out incentive that be applied to the cost structure?
I would imagine they've incorporated that into their selling price offer.

When you say the deal is "decent"...what would be considered an exceptional deal?
