Hi, Im trying to lease a 2016 X5 and the dealers are obviusly hesitant to honor BMW's lease offer below.

1. Can someone PLEASE explain this offer to me, specifically how did they arrive at $5,014 at signing?
2. WhaT am i getting for this?
3. Can I get a better offer?

Leasing Requirements and Restrictions:
Down Payment: $3,500
Security Deposit: $0
Lease Cash: $0
Annual Mileage: 10,000
Lease is based on the 2016 X5 sDrive35i equipped with optional xLine, Metallic Paint, Lighting Package and 20" Y-spoke wheels.
MSRP as equipped is $55,695.
$1,718.00 Dealer contribution is required for the $589 monthly payment.
$5,014 is due at signing.
Tax, tags and insurance are extra.
Must finance through BMW Financial Services.

Monthly Payment - $589.36
Month Term - 06/30/2016
Start End - 08/01/2016

2) A 36 month lease with a 30K mile total mileage allowance
3) Possibly... but, this offer doesn't include taxes, DMV fees or dealer add-ons.
