I can guarantee you that the $1000 up front won't be enough to cover the taxes. Nor do I see any mention of the acquisition fee ($795, but dealers often mark it up to $1095).

Ask the dealer what number they are using for both the Money Factor and the adjusted cap cost - those are the only two variable numbers in a lease calculation.
I did below calculation and it came 421.84 for me. Should I subtract 1000 down from invoice price or not. 1. Sticker Price of the car + options $40,800 2. Times the residual value percentage X 0.62% 3. Equals the residual value = $25,296 4. Invoice price of car minus incentives (net capitalized cost) $38,458.20 - 1000 (down payment) $37,458.20 5. Minus the residual (from line 3) - $25,296 6. Equals the depreciation over 36 months = $12,162.2 7. Depreciation (line 6) divided by term in months ÷ 36 8. Equals the monthly depreciation payment = $337.84 9. Net capitalized cost (From line 4) $37,458.20 10. Plus the residual (From line 3) + $25,296 11. Equals = $62754.2 12. Times the money factor X 0.00134 (3 percent) 13. Equals money factor (interest) payment portion = $84 14. Monthly depreciation payment (from line 8) $337.84 15. Subtract the $1000 only if it is being used as a cap reduction. Only the dealer can tell you if that is so.
That $1000 could also be used to cover the up front fees.
Ask the dealer for the adjusted cap cost - this would be the selling price plus any taxes and fees you are not paying up front, less any cap reduction (down payment) you are making.

And, in TX the entire selling price is subject to sales tax .. makes leasing more expensive there.
