While there are some 2017 Lexus numbers, there aren't any yet for the IS. Perhaps next month.

Doesn't look like F-Sport makes any difference on that model, but don't have full information to check it.

MF is the same, but we don't have any 2017 IS residuals, so we don't know if they are different or not.

Yes, if you have top tier credit, .00110 MF is correct. Dealer is most likely marking up the rate for extra profit.

My current Lexus IS350 lease is up in February and Lexus is willing to waive up to 3 payments on my current car if I lease another Lexus. Considering that, I have the following deal.

I put zero down. Somewhere in there, they paid the first month's payment and the only thing out of pocket for me was the tire/wheel insurance at $799 (that more than paid for itself on my current vehicle) that I decided not to roll into the payment.

I didn't really negotiate much but to me it seems solid since this vehicle is actually more expensive than my last one and has a lower payment.

You don't mention your state or tax situation.
No idea what the LFS Service Fee might be. Might have something to do with Lexus covering the first payment on this model.
Seem weird that you have all these charges, and nothing upfront, but the Adjusted CAP cost is the same as the sale price. (unless the "Agreed upon price" is just another name for adjusted CAP).

At that adjusted CAP, the payment should be $557/mo. with .00110 MF and 61% residual.
So, the numbers are off, somewhere.

With the base MF of .00110, I get $468/mo.
It's likely they marked up the money factor.

But, that tax credit is a huge deal for Texas.
That's a really good payment for that vehicle.

Those numbers are still correct.

However, we don't have the 27 month residuals for the 2017 IS.

i just got back from the dealer and i was able to get the .9 % if i was to finance but when i ask about a lease and what the money factor was he gave me .0022 = 5.28%!!! how is this possible! This will be the first time i'll be leasing any advice would be appreciated.

The dealer is allowed to mark up the money factor for extra profit.

Be polite and tell them you won't sign any lease deal where the MF is inflated. They know what the base rate is.
