Good Leasing Deal/ Bad Leasing Deal on a 2016 NX 200t

Never leased before: Here is what I have received for a quote on a 2016 NX 200t F-Sport w/ :

MSRP $46,939 ($7,524 worth of options)
Cap Cost: $44,328
Term: 36 months, 12,000 miles
Monthly Payment $630.47 (36 months) or $590.93 (48 months)
Delivery and Handling Fees: $499.50
Rebate: $500

For my area KBB says the Fair Market Range is $42, 149 - $44,250 -- fair market price of $42,953. I was thinking of asking for $43,000 Cap Cost given it is a 2016.

Also, should one ever sign a 48-month lease to lower the monthly payments?

    If it's an additional dealer fee, then $50-$100 is reasonable, but I'll guess they are charging a lot more than that?

    Yeah, I've seen $300-$500
    It varies by location. I like the states that restrict it, so at least you know what every dealer in the state will charge.
