2017 M240 lease question

I was presented with the below lease offer for a 2017 M240 and wanted an opinion on it MSRP: $55,500 Cap Cost: $52,051 Taxes and Fees: $3,771 36 month lease 12k miles per year Due at signing: $2,400 Monthly payment: $769 I don't know current residual or mf for the M240 so I am curious as to this lease deal.

    About $1900 tax, $925 acq.fee, $500 title/registration, $400 dealer fee? That's pretty close to $3771.

    .00134 MF and 57% residual.
    Adding the $3771 to the CAP cost, then subtracting $1631 Cap cost reduction ($2400 - $769 1st payment), I get $742/mo. $769/mo. looks a little steep.

    I'd verify the money factor and push for a little more off the sale price.
