What is a good Lease Strategy for this new SUV?

This is a newer SUV with no Residual Value history. I'm trying to figure a great lease deal, but having difficulty negotiating with local dealer.

    The residual is set by the bank and cannot be modified. It's set to a value that will establish a decent payment and help move inventory.
