Yes, you can lease with nothing down.
But, in a state that taxes the monthly payment (like Tennessee), it's best to pay any NON-taxable items, upfront. First payment, and any TN DMV/government fees at signing. Everything else can be rolled into the payment.
If you roll in NON-taxable items, you just made them subject to tax.

We are pretty sure it's a CAP cost reduction.
The dealer can't choose how to apply it. It's either a customer incentive (taxed) or a dealer incentive (resulting in a bigger discount).
