Car Buying Advice - too good to be true on '17 Dodge Ram lease?

This is the deal I was offered. However, the numbers aren't adding up for me. Lender is ALLY using 62% residual (adjusted) and interest rate 8.5% (.000355) 2017 Dodge Ram 1500 4wD express MSRP - $41,450 Selling price- $38,237.75 Discounts/lease bonuses, bonus cash all add up to - $14,706 - $1195 down which includes first payment, title,tags - monthly payments according to them $262. On the dealer disclosure worksheet the cap reduction is $11,500 But I have the paper showing all the detailed discounts adding up to $14,706 Any thoughts or recommendations?
