Advise me please - is this lease a deal or not?

I'm looking at a 2017 C-Max Energi, $2995 driveoff and $186 month including taxes. 36 months at 10,500 miles (SoCal Ford special offer).

I'm concerned about the low residual and $645 acquisition fee. Also wondering if this is generally a good deal he is offering me? Thanks! See screenshot here...

    If that's the SE model, the the 35% residual is correct. Yes, that's a low residual, but it's offset by the $9000 discount from MSRP and the $4000 rebate.

    Every Ford lease has a $645 acquisition fee
    The 0.75% APR is also correcct for this model.
    The calculations are also correct.

    It would be helpful to see the next page of the screenshot that shows how the $7002 drive-off is allocated.
    We know:
    $5651 CAP reduction
    $186 1st payment
    $340 DMV fees

    That leaves about $830 unaccounted for.
    $80 doc fee?
    $540 tax on CAP reduction?

    Still a couple hundred to find.

    I don't know if it's a great deal, but other than a listing of how the upfront is allocated, I don't see any red flags.
    I'd likely not put $2995 upfront.
    With just $800 due at signing, your payment would be about $248/mo.
    That's pretty cheap to drive a new car.
