That is a terrible deal.

It appears to me that your selling price is after the rebates are deducted, and on top of that, they may have marked up the money factor.

Ask for the adjusted CAP cost, and an accounting of how they arrived at it. And, a breakdown of how your $3000 upfront and the $2750 in rebates is applied.

Also, ask them if they actually gave you the base MF of .00165, or if they marked it up.

That should leave the full $2750 rebate as CAP cost reduction, for an adjusted CAP cost of $59,100.
Result: $752/mo.+tax

But, the discount is still just 5%. You wouldn't be setting any records at that price.

What does the $3000 up front cover, specifically?

.00165 and 59% with those prices gives me $698/mo plus tax.

So, the dealer quote looks to be in the ballpark.

I mistyped the cash due at signing - it's actually $4700 and here is the breakdown:
$2500 down payment, $584 first month's pmt, plus up-front taxes & fees.

The selling price of $56229 is before incentives 

It is a decent discount. Guessing there is a big dealer fee in that $4700 upfront number that offsets it, somewhat.
I wouldn't make a further $2500 downpayment, when you already have $3750 of incentives.
Of course, that without that, the payment will be $80/mo. higher.
