Is leasing cost for BMW really so high in Seattle area?

I am trying to lease a 2019 X3 xDrive30i with MSRP 48300 for 36/10k zero down payment. Tried 2 dealers both gave very high monthly payment (771 & 732). Are they trying to rip me off or the market is like this here?

Leasing and even buying BMWs in Seattle is horrible. The dealers generally don't discount nearly as much as other areas and always try to mark up MF to the max. Best shopping experience by far in Seattle was Volvo (+ awesome Euro delivery for purchase), and MB was also much better than BMW. Unless you are 100% set on BMW, you would be way better off looking at Volvo and MB in Seattle.
