Should I have tax added into lease payment or pay upfront ? I plan to purchase after lease expires.
What is the MF and residual ?

Add the tax into the payment. TX charges tax on the full selling price.

If you know you want to own the vehicle, you might be better off using one of BMWs alternative finance plans (Select or something like that)
