Need help getting a good lease deal on a 2019 Porsche Macan S! MF/RF and Dealer Invoice!

I am currently in the market for a new luxury vehicle, and I was initially looking at a CPO Maserati Gran Turismo, but I came across a video detailing how to get a great deal on a lease. I am brand new to this aspect of leasing, so I'm looking for the most guidance possible! I do understand that I will need base money factor and residual, as well as dealer invoice and incentives to get the best deal possible for a lease. Unfortunately I don't know what those are, and the video I watched directed me to the Edmunds forums as a good place to start finding this information! If there is anybody who could provide me with this information or direct me on where to find it would be much appreciated! Thanks!
