Is This a Good Lease Deal on a 2020 BMW 440i Coupe?

2020 BMW 440i Coupe here in the Bay Area. M Sport Package, black sapphire metallic paint, red dakota leather, heated steering wheel, navigation. MSRP of $60,910 from dealer, MSRP of $58,985 from Edmunds with a True Market Value of $53,734

Using the Leasehackr calculator I arrived at $629 per month with $0 down for 36 months and 12k miles per year.

I feel like that's pretty reasonable, and the dealer has already told me that the Edmunds True Market Value is 'doable.' However, I wonder if I could get more than 11.8% off the dealer's MSRP and get the monthly payments below $600.

You won't know if you can get a better price unless you ask, or get a second dealer involved in the negotiations.
