2019 CR-V EX-L -- Lease Question in AZ

My wife took her 2017 CR-V EX in last weekend to replace a cracked windshield and a salesperson chatted her up (ugh). He told her that they would be happy to take the 2017 off her hand and give her a 2019 EX-L for $350/month.

I scoffed and told her I was not interested in rolling negative equity into a future payment as we've got 9 months left on the 2017.

I still wanted to do my research, however, and I'm seeing that a lot of folks are paying less than $300/m for a CR-V EX... how? I couldn't get close to anywhere near that number when I went through truecar and had dealers quote me an offer. Is it because I'm in AZ and a lot of folks are quoting from east coast?
