Starting my negotiation for lease BMW X4M

Hello, I am beginning negotiations for a lease on a 2020 X4M. There are several of these available within 500 miles from home. The first quote I received seems high:

MSRP $80,395
Offered Dealer Discount: $5000
Rebates $4000

36mo/12k miles/$0 down (startups only)
$925.83/mo plus 6% tax ($981.38)
Residual amt $45,021

Wondering what my target monthly payment should be as the offers come rolling in. Thanks!

    I have the latest and best deal so far:

    MSRP $80,395
    Offered Dealer Discount: $5700
    Rebates $4500
    Residual amt $45,000
    Money Factor .00099
    36mo/12k miles/$0 down ($1900 startups at signing)
    $900/mo total

    Not sure I can get much lower than this?

    That's a pretty reasonable deal, on a vehicle that doesn't lease all that well.

    Thanks for the feedback. I thought so too, I had 3 dealers come to the table today with similar deals. There are a lot of X4M's out there right now. The timing might be right...
