First Time Leasing Demo Car, Would Love Some Advice on 2020 3 Series Deal

I was told I was offered a competitive deal on two 2020 330xi demo cars but when I look at the numbers I don't know if it's a good deal or not. Any help or advice would be appreciated.

MSRP: $47,645
Demo car with 4,500 miles
Lease Terms: 36 months at 10,000 miles per year
Monthly Payment: $419 with $1000 due at signing

MSRP: $49,825
Demo car with 4,500 miles
Lease Terms: 36 months at 10,000 miles per year
Monthly Payment: $449 with $1000 due at signing
