Edmunds deals

Hi,
I checked Edmunds deal online for a M340i that I am interested in leasing. May I know if Edmund's deal is for the base sale price of the vehicle or is it inclusive of all the rebates and incentives, i.e., leasing incentive + loyatly etc?
