What is a fair MSRP discount on a car ordered from factory?

Hi everyone. Thanks in advance. My current lease ended on my 2018 540i, and in order to extend my lease (thru CoVid), I had to be in the system with a new order from the factory. I should have negotiated a price up front. My car has arrived at the dealership and I'm starting negotiations. MSRP on my fully loaded 2021 X3 Drive is $60,970. Dealership has adjusted price down using $2500 listed as a discount, and another $2500 as a rebate. Current adjusted price is $55,970. I'm thinking, we should be starting at this number before adding in incentives and rebate. They provided estimated numbers to me for 36/10 at $3500 down @ $749 a month, which seems ridiculous. Your thoughts? I'm in Los Angeles.

    You certainly lose the advantage with an ordered vehicle.
