2021 CX-5 GT AWD Lease Deals

Hello,

I'm in the market for a 2021 Mazda CX-5 GT AWD Lease for a 33/10K or 36/10K Lease Term and I am new to the leasing concept so need suggestions. I am looking at a monthly Budget of around $350 with Taxes and $ 3500 DAS. I am living in the South California region and my Pin is 92126. Is this a fair deal to ask for or too unrealistic in the current market scenario? I just want to get a brief idea of what my expectations should be. I don't qualify for a mazda loyalty/military discount.

Can anyone share their recent deals, negotiations, overall experience when trying to lease this car.
