I have a few questions as well.
Is this a good price?
$4000 seems a lot to put down for basically fees. Am I getting ripped off? Is this a fair amount? Is there anything I can do to reduce the amount down and not have a higher payment?

I agree with the 1.39% APR
Is it 12K/yr or 15K/yr? You can't have the same deal for either mileage allowance.
You are really rounding things off. You aren't paying $4000 for "basically fees". $1700 of that is tax, and $1000 of it goes to first payment, plus CAP cost reduction. That leaves $1260 for fees. The acquisition fee goes to the bank, and the tag/title is charged on every vehicle. The $599 processing is a garbage fee, however.

Also, you don't have to pay all of that upfront. You could just pay $1000 upfront, and roll the rest of it into the lease payment. That will raise the payment by about $84/mo.

What is the mileage allowance?

$418/mo, if you roll $3000 of that into the lease.

Sale Price - 41,220
Cap Cost - 42,295 (includes dealer installed tint/etch at 480 and acq fee of 595)
Title/Reg - 770 (incredibly high in AZ)
Doc Fee - 425 (also ridiculous)
Tire Fee - 5
10k miles a year
Residual - 66%
Purpose option - 30,518
Money Factor - 0.00058 (1.39% APR)
Monthly with true zero down (everything rolled in including first month payment) - 416
Monthly with true zero down including tax - 450
Monthly with fees and first payment down (about 1600) - 399 including tax
Will get a 700 Costco cash card after deal finalized (executive member)

How do the numbers look? This includes using Costco Auto pricing and I am eligible for the $1,000 competitive lease rebate. I am surprised the dealership is willing to discount the price this far on a newly redesigned vehicle. We thought our minds were made up on the Infiniti QX60 but after seeing the current residual on the Acadia we went to look at it and surprisingly really liked it. Maybe doesn't feel quite as luxurious as the QX60 but has a whole lot of extra tech/safety features for a similar MSRP.

Sorry for the confusion... the cap cost I included is without the title/registration and doc fee included. That cap cost is what would result in the $399 a month payment over 36 months after tax (8.05% rate in my area). So that matches up pretty well with the $369 calculation you got before tax. And then I would pay title and doc fee and first payment at signing.

If I rolled those fees into the deal it would raise the cap cost by about $1,600 and the monthly payment to $450 but I would walk out of the dealership paying nothing up front. Of course I would be effectively "financing" the additional $1,600... but at 1.39% it may be worth it to not put anything down on the vehicle.

Any fee that is taxed you may as well roll into the payment. That would leave your DMV costs and first payment due up front.

Ahhh I did not think about that. If I roll the first payment and DMV costs into the lease itself and pay truly zero down I will be taxed at 8% on it on top of being hit with the money factor interest? Definitely worth paying those down front then.

Correct. Your out of pocket costs should be limited to the first payment and DMV costs.

Why lease now, if you have to roll over $4700?

almost out of warranty on my Mercedes and it has been at the dealer 7x this year with issues so I wanted to get out of it before warranty expires.
