2018 volvo v90 xc lease

Looking for input on some lease numbers from a dealer in MA on a 2018 V90 XC T5 Momentum.

MSPR is approx $55k. Sales prices was $45k ($6k was from rebates the rest was dealer discount) MF was .00066 and residual value was 49%. I was quoted $470/mo for 39/mo 15k/yr with $5k down. Don't like the $5k down.....thoughts?

    .00046 MF and 49% residual for 39/15
    $500 HSE Allowance

    To get a pre-tax payment of $442/mo., the adjusted CAP would have to be about $42,400.
    If $5K is the total amount due at signing, then the added costs are about $2400.

    $470 first payment
    $695 acquisition fee
    $500 dealer/DMV fees (est)
    $600 upfront tax on rebates, cap reduction, acq.fee (est)

    Thats $2275, which isn't far off the extra $2400 we are looking for. (of course, some of that was estimated)
    The money factor is marked up by .00020, which adds about $16/mo. to the payment.

    Get the base money factor and reduce the upfront money to $1500, and the monthly payment will be about $551/mo, tax included (vs. $470 with $5000 upfront and marked up money factor).

    That's with no other changes in the deal.
    Not a bad payment for a $55K MSRP vehicle.

    Had a follow up call with the dealer before reading your response. They reduced the MF to 0.00046. They full boated the acquisition fee of $995 and Doc fee of $429. I asked them to re-run the monthly payment using the new MF and $1000 down, 39/mo 15k/yr = $554.

    I did notice that a few dealers in the area had an even greater price drop to about $11-12k under MSRP which includes the $6k in rebates. I think dealers have over allocated these vehicles and they're going stale.

    There is no historical trend on rates from one month to the next.
