FYI - Been texting back and forth w/a dealer and here are his numbers for a 2020 TLX V6 SH-AWD ADV, 10k/36M - 33027:
MSRP - $46,495
Lease Incentive = $7650
Loyalty Incentive = $750
He took off $9,995 from the MSRP = $46,495 - $9,995 = $36,500 (I will provide a Selling Price of $33,300 to get the monthly payment down to $475/mo)
FL tax - $1,821/36M upfront fee + motor vehicle fees = $2000 upfront approx. (I am still working this dealer to get an accurate accounting of my upfront fees which are typically made up of taxes, security deposit and misc admin fees).
So monthly payment minus the FL 7% Tax is $495/mo.
With tax as an Add in fee = $575.
Here are the texts between me and the dealer so you can analyze the situation:
1. Dealer: With $0 down (all taxes, motor vehicle fees and 1st month payment are rolled in) your monthly payment would be $570.
2. Me: That’s way too high. What’s the MSRP, dealer and loyalty incentives?
3. Dealer: If you want to pay tax and motor vehicle upfront you have to put down $2000 and the payment would be $507. That price is $600 behind invoice after all incentives. MSRP is $46,495. You get $750 off for loyalty and Acura has a lease incentive of $7,650 on that car. We took $9,995 off of the MSRP on this lease.
Below are just my comments/questions to you and not the dealer:
a. Ok, this is where I’m confused. $750 + $7650 = $8,400 not $9,995???
b. So should I be taking another $8400 from the $36,500? That doesn’t make any sense at all.
c. I believe I just need to get the $36,500 down to $33,300-$35,000 to make this work.
4. Me: So the $995 destination fee is added to $45,500 to get the final MSRP of $46,495?
5. Dealer: Yes
6. Me: How did you calculate FL taxes?
7. Dealer: Our system shows FL sales tax at 7%.
8. Me: So how much are the upfront FL 7% sales tax?
9. Dealer: $1,821. I rolled them into the $570 quote because you wanted a $0 down.
10. Me: I will capitalize the bank fee 595, security deposit 475 and options 915. What else can I capitalize besides the $1821 taxes?
11. Dealer: The $595 bank fee was included in the $570 payment and was rolled in. Right now all taxes and fees are capped in the lease so it is a true $0 down lease.
12. Me: So you were at $507 w $2000 down (taxes and motor vehicle fees). How do we get to $475? And it’s not $2000 down payment but $2000 upfront fees.
13. Dealer: If you put $2,944.17 down your payment would be $476. 22.
14. Me: That’s a no go for me. After factoring in the $9,995, that brings it down to $36,500 which gets to $508. My selling price would be $33,300. That gets me to $475. See what you can do.
15. Dealer: We are at the bottom. We are $600 behind invoice including holdback.
Below are just my comments/questions to you and not the dealer:
a. So $600 lower than an invoice of $45,200?
b. What’s the holdback?
16. Dealer: To get to $33,300 means you are asking me to lose $3,600 and I just can’t get there.
a. Is the dealer correct here – how much is he really losing if anything at all?
17. Me: See what you can do to better $507 because I have to shell out $2000+.
18. Dealer: With $2,000 total out of pocket I can do $496. 30.
19. Me: You’re talking a down payment in addition to the $1821 FL taxes, motor vehicle fees correct?
20. Dealer: No. $2000 is your total money due at lease signing. The sales tax is capped.
Below are just my comments/questions to you and not the dealer:
a. This makes no sense. What am I missing?
21. Me: Capped at what number?
22. Dealer: The $2000 lowers your adjusted cap cost so it is the same thing. If you hand me $2000 that covers your sales tax of $1822. If you hand me $2000 your lease payment would be $495 per month. I am leaving the office for the day and will be back tomorrow at 9am if you have any additional questions.
a. So basically, what the dealer is saying here is that I would pay 2000 down plus roll in the 1821 taxes? How do you interpret above?
23. Me: What about the options? I’ve got $914 worth. Is that factored into the $495? Also the all-weather mats and spare tire are to be thrown in at no charge.
24. Dealer: What options? We can sell you any accessories that you like at our cost.
a. Clever pivot from options to accessories.
25. Me: Front and rear mud guards, front spoiler, wheel locks and side moldings.
26. Dealer: Did you want to roll those into the lease or pay separate of the deal? Wheel locks are included on all our new vehicles.
27. Me: Roll.
No further response from dealer as he went home. Guess my business is not that important. Besides I have 5 other dealers I can deal with too in my area.
Below are my calculations based on above for a 2020 TLX V6 SH-AWD ADV, 10k/36M with a lot of questions:
1. Sticker price (MSRP) of the car $45,500 + $995 = $46,495
2. Times the residual value percentage (RV%) = 0.51
3. Equals the residual value (RV) = $23,712
4. Negotiated selling price of car = $46,495 - $9,995 = $36,500 – Again, this is where I need to negotiate to lower my monthly lease payment.
5. Add in fees OPT + Admin + Taxes (not the same as the $1,821 sales tax @ 7%) + BF:
$914 + 350 + 87 + 595 = $1946
What’s interesting here is that if I roll in the 7% FL sales tax of $1821 here and not on line 7, the monthly payment is much higher at $574.96 vs $460.60 – is this correct?
6. Add lines 4 and 5 to get gross capitalized cost = $38,446
7. Subtract your down payment and rebates:
Dealer Incentive $7,650
Loyalty Incentive $750
FL sales tax @ 7% - $1,821 (How is this calculated)? Also, does it matter which bucket I place the $1821 FL sales tax? Must this be placed in line 5 or here in line 7??? I do not believe it can vbe considered a down payment?
It makes a big difference because if I move the $1821 to line 5 for Add in fees the monthly payment is much higher at $574.96 vs $460.60 – is this correct?
So this is where it gets squirrely – If the Dealer reduced the MSRP by $9,995, does that completely negate both the dealer/loyalty incentives – $750 + $7650 = $8,400?
My Total for line 7 = $750 + 2000 (rounded the $1821 FL sales tax up to 2000) = $2750 – Is this correct?
8. This is your adjusted capitalized cost (CC) = $38,446 - $2750 = $35,696
9. Subtract the residual value from adjusted capitalized cost. This is your depreciation amount:
CC-RV = $35,696 - $23,712 = $11,984
10. Divide the depreciation amount by the number of months in your lease. This will be your base payment.
$11,984/36 = $332.88
11. Add the adjusted capitalized cost and the residual value. Take the sum and multiply it by money factor. This is your monthly rent charge.
(CC+RV) x 0.00215 = ($35,696 + $23,712) x 0.00215 = $127.73
12. Add the rent charge to your base payment to get your pretax lease payment:
$332.88 + $127.73 = $460.60
13. Multiply your tax rate by the pretax lease payment to get the total lease payment: When is this calculation applied? If I roll the 7% FL sales tax into either lines 5 or 7, does this calculation apply?
($460.60 x 1.1025) + $460.60 = $492.85 – the last quote from the dealer was $495/mo.
Are you working with a NY dealer? If so, they have to get with Acura Finance to find out how to account for Florida taxes.
Otherwise, nothing is different from what we discussed in the other forum.
I agree.. given $8400 in incentives, $9995 is not enough of a discount. Stop assuming there are further reductions from the price they quoted.

They actually added $594 to the $15,028 Depreciation for $15,622 Total Base Payment on my 2015 lease.
Then they divided $15,622/36 = $433.96/mo. If you exclude the Rent Charge of $594.19, take the $15,028/36 = $417.45. That's a $17 difference. Not much but I never like to give away $17/mo = $594 for the 36M term. See attached. Anything in attached that you would have negotiated differently so I can better be prepared for my 2020 lease?

The Rent Charge is calculated as follows:
For example, if the dealer quotes a lease charge of $3,465, the money factor = $3,465 / [($22,000 + $16,500) x 36] = 0.0025.
So in my case on my past leases, they displayed a Rent Charge that they then added to the Depreciation Amount and then divided by the lease term (36M) to arrive at the Base Monthly Payment.
It's just another way to calculate the Base Monthly Payment. It threw me off.
