    I confirm the MF and RV.

    Tax rate of 7.75% gives me $999/mo.

    Two ways to improve on the deal:
    1. Lower selling price (BTW, the acquisition fee is marked up from $795)
    2. Use MSDs to buy down the MF, if you have the cash to do so.
