Need help with this deal - 2021 CX5 Carbon Edition

I'm looking for leasing 2021 CX5 Carbon Edition 36mo/12k @ 98027
Not sure if this is a good deal, I also have a leased 2018 CX5 want to turn in early.
The dealer told me because I want to terminate the lease early so there will be no equity in my 2018 CX5.
Should I just go to another dealer?
I got the price from the dealer as follow:

MSRP:$31,300
RV: 61% $19,093
MF: 0.00208
Rebate:$750
Total Cap Reduction: $720.75
Capped Fee: $800
Total Taxes: $1634.12
Adj Cap: $30,008.25
Lic/Reg Upfront: $500
Upfront Fees: $7.75
Amount Due at Start: $1,750
Cash Collected: $1,000
Working Cash: $1,750
Base Rental: $405.33
Total Monthly Payment: $448.70

    I would shop your current vehicle to Carmax, Carvana or Vroom, to see if there is any equity in it.
