But we don’t want to make minimum wage on everything. When flipping smaller houses you want yours to stand out more. So far, that’s been a good philosophy. So, until that approach fails we ain’t fixing what ain’t broke.

I could store them for $250 a season = $500 a year at the dealers but I don't think so. They only charged a small amount to change them over....I think $35 but that was 12 years ago.

    I didn't pay that....I took 4 tires there and back home....stored in the garage...on their sides btw. I think tire dealers store them for $50 or $100 a year. I think if you store them at BMW you have to register them too.

    $500 a year just to store two tires? You can put them in my garage for the low low price of $499. and save some bucks. There is one of those self storage places just down the street that has small units for $25 a month.
    Not worth the $1 savings to store them at your place. I stored them in my garage....for FREE. The advantage of the dealer is you don't have to shlep tires around, though BMW had nice totes for a reasonable cost....that is what I used.

    My BMW dealer was not very trustworthy. I would guess their thinking was, we don't really want to store tires but, if someone is desperate and really needs to store tires...we might as well take them for all we can.
    Tire dealers store tires for about $50....that's probably a season so $100 a year. I doubt if that is a profitable amount for the amount of room tires would use up.....but, maybe it is space above the office or something that isn't costing much to operate.

From what I’ve been told, the grout materials that have been around for the last 10 years or so is much better than the previously manufactured grout and given what I’ve seen so far I have to believe that.

    When I gutted and re-built our kitchen about 2 years ago, I asked Mrs. venture if she wanted a pot filler. She said something like, "Why? I will still have to carry the pot to the sink to empty it."

    I know it's trendy, but I think it's probably high on the list of not necessary things.
    I agree with your wife and I said the same thing to him when I first heard about his plan to install one. His response was, “this isn’t going to be my house. I’m doing it to convey that this is upscale and no corners were cut doing this kitchen remodel”. That decision was further enforced when he mentioned this to the realtor lady that sold him flip #1, listed flip #2 and is the selling agent for flip #3 when he did a walk though 2 weeks ago to get some dimensions so he could start to do a layout of the kitchen before closing. Her response was, “OH YEAH, that’s the kind of “bling” buyers like. You won’t be sorry you’re doing that”.

    I doubt he’s going to let me talk him out of that now.

    When I had my kitchen redone 20 years ago I did something like a pot filler but it isn't. My stove is on an interior wall and the main sink would be behind you (think of galley style), not too far away but not immediately adjacent. What I did was have a small bar sink and faucet installed next to the stove. It has gotten good use. Not only for filling pots but also draining pasta water and filling the nearby coffee maker, among other things. It seems to make much more sense to me than a pot filler.

    I told Mrs D that I was going to remove the stove in our Florida home since we don't use it anyway and use it as a desk area for the computer.
    But seriously, so many kitchens aren't planned properly....with flow. When we looked at homes some had you taking things out of the fridge, going past a sink and a dishwasher to get to the stove. Many things go from the fridge to the stove, if planned properly you take fewer steps.
    In one house we weren't there to watch the workers one day, and they put the outlet for the central vac behind a door....so you had to have the door half closed when using the central vac.
    Mrs D is really good at these things. She paints electrical cords to match the walls to so the black cords don't stand out against light colored walls.
    @jmonroe1 you could hire her as a consultant.

    Car is all washed. Even got done and sprayed off the underneath. Lots of stuff under there! Sprayed off mats and vacuumed carpets too. Even dressed the tires. So good for now, until more rain comes this weekend. At least snow on ground is rapidly disappearing.

    Must be lots of people fed up with winter. Was about 56, and 2 neighbors drove by with convertible tops down!

    Kitchens - we've had three houses. Each one has been slightly different from the others.

    House 1 was a new build, and we were on a tight budget. Counters were formica, and the only change we made was to add a glass backsplash behind the stove.

    House 2 needed a big overhaul - in the kitchen, the counters were formica, but were in really bad shape. We replaced them with quartz - light grey on the counters, dark grey on the island. We also refaced the cabinets, as well - white on top, grey on the bottom. Turned out really sharp, with the stainless steel appliances.

    House 3 (current) has granite in the kitchen and master bath. Previous owners never sealed them, so it takes a lot of maintenance to keep them looking nice. We've talked about replacing them, but we aren't sure we'll be in the house long enough to get the value out of them. I'd rather save the money for the next (forever) home, which I hope is in a warmer climate.

    I have to admit I never heard of anyone that painted electrical cords before. That’s more than having a bad case of OCD. Given that your wife does that she’d probably have a conniption with the high/low outlets for connecting the TV in all bedrooms. Another “signature” mark that my Son likes to add to his flip houses. When his mother saw those in the first flip she said, “I guess that’s for mounting a TV up there so you don’t see wires hanging down. But what if you don’t mount a TV up there then what? Who wants to see that”? His head dropped and he said, “then that’s where you hang a picture but we’re not providing the pictures. :o

    FWIW, when we have a wall open, we put outlets close to the corners so you can put a table with a lamp there without the need of extension cords running to the middle of the wall where most builders place outlets.

    What about when the means of production controls government? Might go on the "reverse socialism" term I used before ;)


    Actually that would be corporate welfare.

    In reality the main difference between socialism and capitalism is who controls the means of production. The more the government controls the means of production the more socialist you are.

    Ok but not everyone lives off of TV dinners.

    But seriously the only time something goes from the fridge directly into the oven is when we are warming up leftovers. And then it's usually warmed up in the microwave. I cant remember the last time I didn't do some prep before cooking.

    I hate cords showing too and do whatever I can to avoid it. I’ve never painted a cord, but have swapped out a brown lamp cord to a white one.

    Found old kitchen. Had to go downstairs to get new pictures.






    I think the most fun, other than putting down the maple flooring, was the under and over cabinet LED lighting. I never worked with low voltage lighting before.

    Is this a job for a backyard mechanic or a dealer pro?

    My 2011 Lacrosse with 43k miles, has in the last two times I turned off the ignition, the engine continued running. At least so I thought. Upon rechecking it turned out to be the engine cooling fan.

    I checked out Google and they said the problem is likely dieseling. My question is, what causes dieseling and how expensive is it to fix at a Buick dealership, assuming $200/hr. shop rate?

    In the old days dieseling was the result of poorly functioning pollution controls that allowed unburned gases into the pistons. I don’t know what would cause it today except a leaking injector or carbon deposits.

    One of those BG treatments might fix it for a few hundred bucks but I’d prefer the Italian tune up.

    fans can run after the engine is off. I have had cars do that (intentionally). So are you sure it shouldn't be? Does it turn off eventually? If it stays on might be a bad resister. You can check those if you know what you are doing. I only know from watching Car Wizard videos!

    Dieseling, from the old days. was when the engine kept sort of running for a bit after you turned it off, until the fuel or deposits burned off.

    Is it the 2.4 L or 3.6 V6? Search for symptoms by engine size.

    What does the temperature gauge show or the digital readout on temp show? If coolant is over about 215 the system may have the fan running while engine is running. over 225 or so, the fan will be on high speed
    for cooling while the engine is running.

    Did you have the AC on? Maybe inadvertently by having the defrost on which turns on AC with the
    fan(s) at various speeds. And some cars turn on the AC when higher humidity is sensed inside the
    car without the settings calling for the compressor to turn on.

    Had you been driving in stop & go traffic just before turning off the engine which might have caused
    the car to run hotter? Were you driving away from the wind in low speed traffic which means little or no
    air is going through the radiator to cool.

    I'm guessing the fans run for a short time and then turn off. I haven't had a car that did this but I'd guess
    a minute or two? That would mean the system is hotter than normal on shutdown.

    If it's doing this when it didn't do it before or you never noticed it before, your question should be
    why is the car running warmer than it used to. Have you checked the level of coolant in the reservoir
    to be sure you've got a full system. A low coolant level sometimes causes water noises in the HVAC as air and water go through the heater core? No noises like that?

    Has the DexCool been changed in the radiator. I believe it's rated as a 5 year or 150000 mile coolant.
    But many do a simple drain and refill at 3 years or 2 years. Old coolant with depleted additives might
    have radiator deterioration causing low flow and running hotter.

    The question related to the coolant,
    is what does it look like in the reservoir? Is there any cloudiness that looks like particulates or gooey material suspended? DexCool can be contaminated by mixing with actual old style green antifreezes or equipment used to test radiators with that in them. There are newer green coolants that are more compatible. But some older
    usually cheaper coolants are available that don't play nice with the newer types.

    If you haven't always used "good" gasoline from major brands stations, you might put a can of Sea Foam
    engine cleaner/fuel system cleaner into the tank with your next gas purchase. It will change how the car runs as it goes through, for the good. I don't usually recommend the cleaners other than Techron, but I have used Sea Foam a few times. It's at Walmart and almost anywhere selling oil for cars.

    The TV in the family room and the one in the bedroom....60" and 55" respectively, are on the wall and on a bracket on the wall respectively, they both have the electric cord going into a nicely framed hole in the wall, and the cord doesn't show anywhere.

    She doesn't like cords showing, often she paints them and you wouldn't see them. In one house the furniture was away from the walls, she put outlets in the floor under an end table so the lamp cord would be hidden.
    She doesn't like this look;

    When it comes to this stuff, she knows what she is doing, though most builders would never think it through.

    But seriously the only time something goes from the fridge directly into the oven is when we are warming up leftovers. And then it's usually warmed up in the microwave. I cant remember the last time I didn't do some prep before cooking.
    Fish or chicken go directly into a pan on the stove, vegetables go from the fridge into another pan, on the stove. Or into the microwave which is above the stove. I cook the main dish, she does the vegetables......no meal takes more than 20 minutes to prepare. No TV dinners and rarely premade manufactured foods...like TV Dinners.

    I hate cords showing too and do whatever I can to avoid it. I’ve never painted a cord, but have swapped out a brown lamp cord to a white one.
    It sounded crazy to me, but it really works so I like that she did it. We don't keep much on the counter but our new mini - Keurig came with a black cord that really sticks out against a white wall....she painted it white and you can't see it at all.

    OF, looked earlier but doesn't loo like we got anything yet. Talked with some co-workers earlier today and they said the same thing. Doubt we've gotten it yet at this juncture.

    My late grandma's early 60s house still has bronze appliances like that. They don't build em like they used to.

    Original kitchen, too - counters are kind of a mottled seafoam green formica (maple cabinets). Flooring had to be replaced about 10 years ago, when the original flooring (linoleum with a very mid-century style mother of pearl and glitter pattern) developed a crack, and a similar replacement didn't exist, so it was replaced by laminate.

    House goes on the market this spring, hoping for a bidding war, and time to pay one last visit.

    For those who came in late, here are the before and after shots of our 2007 kitchen remodel(the butcher block for the island hadn't arrived yet)...

    How long did the fan continue running? Has it done this before? I can’t remember if my 2012 LaCrosse did this or not. I know my 2015 and 2017 Enclaves with the 3.6 never did.

    It could be normal if the operating temps are high when the car is shut off. Like Imid suggests maybe you need a coolant service and the car is running hotter. It could also be a sticky fan relay.

    Some cars this is very common and often. My Volvo does it all the time in the summer. I’ve even had people tell me I’ve left my car running.

    The only other thing I can think of I’d the fan relay sticking in the “on” position. That happened to my mother’s Topaz as well as my wife’s Skylark T Type.

    My thinking about over aged coolant that lost its corrosion inhibitors is that the radiator tubes might have developed the "bloom" type of aluminum corrosion that is partially blocking the flow. But it's only blocking it
    a fraction, which is making the car run slightly hotter under high demand situations.

    As for the relay sticking, I'd believe the relay sticks ON and stays stuck after shutdown. That means the
    radiator fan runs until the battery dies. Some folks report that isn't a really long time.

    I mentioned the actual old formulation of green coolant ruining the newer type of coolants including DexCool.
    Son had the Cruze overheat and stopped at Speedway. He bought a gallon of coolant.

    When I mentioned that to the service manager at Chevy during that same day and I didn't know which coolant was put in, he said if it's the wrong coolant they'll have to flush it out right away when car came in for the small seep fix. He said it will do awful things to the cooling system. Luckily Speedway is like some other stores and they don't sell anything that's not compatible with the modern coolant types. I suspect Speedway got sued by buyers who didn't realize that using the actual old type green coolant can ruin the new coolants.

    Of course the reviewer, no longer able to credibly complain that a GM interior has too much in the way of hard plastics, now complains the interior has too much vinyl-soft plastics. Cripes! Biased much?

    I rarely take anything from the refrigerator to heat, there is usually some sort of preparation to be done, the only exception is if something needs to marinate for a time prior to being cooked. I do prep the food and rarely take chicken or fish directly to heat without some sort of prep work.

    You're right, Mrs Driver would be up all night figuring out a way to fix that. The box might be put on it's end with the cords going into the top, they'd be hidden behind the desk.

    Beautiful kitchen remodeling pictures. We did our galley type kitchen back in 2003 roughly. Had the real kitchen designer from Home Depot visit and take measurements. We had given her my cursory measurements and she proposed how to add storage space. She said she needed to come see and take measurements.

    Added a narrow undercounter vertical door for storage of things like cookie sheets. Moved the sink over then and extended the length of that counter. On the other end of that counter was a larger area with a breakfast side. Expanded slightlly and put cabinets under the opposite side taking away the breakfast side's legroom but gaining storage. Wrapped upper cabinets around the corner onto the side wall overhead of the breakfast counter. Put in rolling shelves. Glass doors in strategic upper cabinets.

    Expanded pantry storage on other side of galley walkway to use every inch of wall space.

    She did a great job.

    The kitchens pictured here look like someone knew how to design things as well as pick the finishes and styles.

    There's a little more vinyl-soft plastic than I'd prefer to see in a top-tier trim with an out-the-door price north of $45,000, but that's GM for you.
    If those are north of $45000 what does an X2 or an A3 go for?

    Most likely it is just the cooling fan running to cool off the engine after shut down. Many cars do this and usually shut off within 5 to 10 minutes. If it stops within 10 minutes then its no issue but if it lasts longer there many be some electrical issue with it that you may want to check out.

    No offense but to me that's the culinary equivalent to taking a Yugo out on a Sunday drive while leaving your perfectly good Benz at home in the garage.

    I have. I’ve done a couple of Toyota runs. Doing a Lexus run today....going from Mason, OH to Covington, KY and back.

    It seems demand for what I offer is still there. Probably take me a while to re-build my previous business which was going gang busters right before all of my eye surgeries.

    As they say, 95% of work is showing up. I’m reliable, responsive, and if I say I’m going to be there, I’m there, exactly when I say I’m going to show up.

    Dealerships see value in that. And, for some unknown reason, can’t seem to find anyone who they already have hanging around their stores to do it.
