2021 BMW X6 Lease Deals and Prices

Ordered X5 few weeks ago, applied and approved by BMW Financial. I was told before that with that approval, I have locked in the lease terms (money factor and Residual value) provided I complete the transaction in 60 days I believe. Now seeing that RV got worse by 1 point, from 55% to 54% from February to March, it can potentially make the deal worse by about $700 for the term or $20 monthly.
Am I correct with the lock of MF and RV?

If you ARE locked, then the timeline I provided above is accurate.

I certainly wouldn't assume I was locked, without verification.

$3000 reduction, offset by $788 fee (amazing.. paying the commission.... sheww), and $1500 in incentives from BMW. ($500 lease credit + $1000 loyalty)

Which makes your effective discount just $712.

And, on top of that, marking up the money factor the maximum, from .00086.

No, this is a terrible deal

The $2200 of negative equity is adding roughly $60-65/mo to your payment.

Ask the dealer for both the adjusted cap cost and the MF used for their quote.

Dealer actually said he uses .00113 money factor and not .00093. That he raises the money factor up so his team can eat.
He then said he can lower the cost of the car to make up for the money factor. This is the new quote.

Sure enough.... they gave you a bigger discount to make up for it.

I get an adjusted CAP cost around $69,950 to get that payment with .00113 MF
Kind of hard to reconcile the numbers, as the upfront charges aren't itemized, and none of the numbers add up to the $3000 you are putting upfront.

I'm sure there are DMV fees, sales tax and probably a big dealer/doc fee, but you can't tell what those numbers are, from your document.
