    CAP taxes is the sales tax, added to the CAP cost.
    The $528.05 CAP fees are likely DMV/state fees.

    Forget the Gross CAP figure in the 1st column. It is wrong.

    Add up every other number in that column (except the $394.. that is paid out of the $1289 upfront)

    - $179.41 CAP reduction (also out of the $1289)
    = $55,156.84 NET CAP
