I'd only put the first payment and government fees down at signing, and take the higher payment.

That's almost $200/mo extra on the payment, all in. $800/mo for a $47K SUV is crazy expensive, even in this market.

What is the selling price?
The selling price is the MSRP minus rebate from my understanding. The salesperson said "can't disclose invoice amount, BMW money factor is 0.00096 and the residual amount is $25,984.75.", so the residuals is 55%, the above quote is based on 36/12k
Using those prices, I get $646/mo, assuming the up front cash covers all the taxes and fees.

I'd ask them for a screen shot of their lease worksheet; that way, we'll see all the numbers and we can figure out why their payment quote is higher (when you amortize the cap reduction as part of the up front cash).
Have to change to a different dealer because previous one was not willing to disclose, here is the new number:
