Dealer said no markup for lease but will have some markup on cash or finance

Stopped by local dealer and was told there is no markup on lease prices but if I buy all cash there is small markup. This doesn't make sense to me but wanted to check what everyone is seeing on CX5 or other SUVs at Mazda dealerships?
