Is this a good lease payment for a 320i?

Hello All,
I am wondering if this is a good deal....
I am looking at a 320i base base base model. Sticker $33,675.00
My tax rate is 9%
I have been offered a payment of $409/month with $ZERO money down, only $250 for title/lic and first month payment due at signing....so about $660 due at signing and that's it! I live in Louisiana, FYI.

Adding in the $725 acquisition fee, I get $376/mo.+tax. (which is very close to $409/mo.)

There is a $500 incentive on this model, making your actual discount from MSRP about $1650. That's around 5%. 7% would be better, but on this low end of the BMW scale, that might not be achievable (and, it's only $675 more).

The only other way for any significant savings would be to make 7 MSDs in the amount of $2800. That would lower the money factor by .00049 for a final MF of .00081. That would save around $28/mo, post-tax, and the $2800 would be refundable at lease-end.

Any idea what the selling price might be?

@kyfdx It is $31525.00 with 63% residual and .0013 MF. Lease is 36 months with $775.00 due at signing (1st pmt and title/lic.....not $660 as I previously stated). Thanks for your help!

@kyfdx Thanks a million! I feel much better about taking this deal now. I may just ask them if they can get me to a number with a "3" in front of it...even if it's "399.00", I will take it!

I know I should probably wait to see what July 4 brings, but I don't want the residual and MF to go in the WRONG direction compared to June's info.
