Is this a good lease offer for a 2015 X5 sDrive

I live in Florida (6% sales tax) and I am getting a 2015 BMW sDrive 35i. I am being quoted $751 a month with $2,500 down. I am ordering car to be built so don't have actual contract but this is what has been given to me. Is this a good deal? I am getting a price of

Can you not only tell me if they deal is fair but also how the numbers are calculated to get to whatever monthly payment you come up with? Thanks so much

Yeah... if I pull a 1st payment out of your $2500 and put the rest as a CAP reduction, I'm around $750/mo, as well..
Here is what I see:
1) 5% off MSRP is pretty good on an X5. They are popular and there are no incentives.
2) Florida dealer fees are ----ing ridiculous.. $700? So, your $3000 discount is really $2300. Typical for Florida, though... sad to say
3) The extra $925 is the acquisition fee... The base fee just went up to $795, so the extra $120 is extra profit.
4) .00130 is the base money factor... that's good.. no markup there. Also, the 57% residual is correct.
Overall, not a bad deal on an X5, which is one of the most popular SUVs out there.. It's not cheap for what you get, but not a bad deal, given the parameters that BMW gives you to work with.
