C400 lease question

Offered a lease deal on a C400, MSRP $57785, monthly payments $582.5, 10,000 miles/yr, 36 months. $3500 at signing(includes 1st month payment). The residual is 61%.
Any idea if this is a good lease offer?

    The CAP cost is $57,785 and the payment does include all taxes (Iowa 5% rate)

    The CAP cost is the same as the MSRP? You are paying sticker price?

    I have gotten in touch with the dealer to get the correct details. Thank for your help, I am not too knowledgeable with leasing terms

    The CAP cost is $50,643.66 with the Residual Value being $35,248.85.
