Associated Fees for an Auto Lease

Hello,

Would you please help me understand associate fees for a auto lease ?
Based on my understanding, these fees include

1. Bank fee ($600-$700)
2. Dealer Documentation fee ($250-$300)
3. Title and Registration fee

I don't understand the Title and Registration fee. My Dealer quote me $405 for that and in our State DMV website, I can not even find more than $50 fee for new vehicle registration. What is involved in this $405 ? Does dealer install a plate for me and this $405 includes labor ? Can I negotiate this fee with dealer ? I may lease the vehicle from out of state dealer and need a Transfer title. Not sure how registration works in this case.

Finally, can I negotiate dealer doc fee ?

    Bank fee (also known as the acquisition fee) is imposed by the bank funding the lease and cannot be avoided or negotiated

    Dealer documentation fee is pure profit for the dealer. Some states set a limit that dealers can charge ($80 in CA, $75 in NY and $250 in OH, for example), but other states allow whatever the market will bear. Here in Colorado, I paid $499 when we bought our Outback in February. I've had folks post dealer fees of up to $700-800 in Florida. Dealers will tell you they can't reduce or remove this fee, but you can adjust the selling price to lessen the pain of this charge.

    Title and registration fees also vary by state. Here in Colorado, I pay them directly to the county; the dealer is not involved in collecting this money at all. Other states collect the money for you and send it along to your state or local DMV.

    doc fee is what dealer charges for paperwork each dealer is different in his fees registration and title fees are separate fees plus dealer makes some money on these if he wants
