2015 Rogue AWD SV premium lease help

'm new to the forums and new to leasing so I am looking for some guidance. I've done a lot of reading and research to understand the process, terms and what's extra padding and what's not. I'm looking to lease a 2015 Rogue SV AWD premium pkg and possibly moonroof package. I'm sure this sounds crazy, but trying to get my payments as close to $200/mo as possible. MSRP for the vehicle I am looking at is $29,635. Residual is 58% I am told. With MF of .00020. Term of 3y/12k. I'm in MD so I believe the taxes are calculated differently. Seems most of the dealers I am looking at are charging a doc fee ($299) along with the acquisition fee ($595). Tags etc are $279. There's a $700 lease rebate. I have $2k to put down and loyalty cash of $500. My question is how low do I need to get the dealer down on the sale price to be at my $200 payment? Any idea of the dealer cost for this vehicle? They keep talking around the invoice price as if it is their cost for the vehicle, but I know this isn't true. Any advice/information or assistance calculating is greatly appreciated!!
