2017 A7 Lease deal

I'm trying to negotiate the best possible deal for an '17 A7 Premium Plus with the following options: Driver Assist, Cold Weather and S Sports Package. Several questions:
1. What's the current MF for a 36m/12k lease?
2. What the residual on the model and was told I would get an extra point on the residual if I go with Audi Care and that's it's a "no brainer" to include it. Agree?
3. Saw that I negotiating 6% or better below MSRP is a good deal. Do I have the potential to do better as we approach the end of the year or does that not matter?
4. What are the bogus fees that a dealer typically tries to include that ultimate juice the monthly cost? Given the first round of numbers I received from the first deal, I was a bit surprised where the monthly cost came out. MSRP was about $74,500, their price was $71,393 and with no money down I was at a few dollars over $1000 per month (including Audicare) for the above package at 36/12. This was including two incentives - competitive car rebate (Acura) and another that I believe put total rebates to around $2300.
5. To complicate matters, I have a trade in that I'm trying to remove for the negotiations to simplify the process and get apples to apples comparisons from dealers without having to travel everywhere without showing them the car.

2) 54% residual. Add 1% for AudiCare. I agree with the dealer
3) Always try for a lower price
4) That monthly price isn't surprising. Small discount from MSRP. Audi doesn't have very aggressive lease programs, either.
