2017 A4 lease

I'm looking to do my first lease and wanna make sure I'm getting the best deal. Looking at a 2017 A4 quattro, glacier white metallic, gray oak wood, convenience and season of audi selection packages. MSRP 45,625 negotiated roughly 41,369. 3,000 down $499 monthly tax included. 3 years/12k. I live in southern California. Is this a good deal?

Quoted you the SOA Select model residual for 36/12. (58%)

If it's just the Premium or Premium Plus model, then it's 56% for 36/12.

They are either quoting 36/15 or 39/12 months to get to 54% (on premium or premium plus)
Or, FWD, rather than Quattro.

.00043 MF and 58% residual

I get $443/mo.+tax, if the sale price is the Adjusted CAP cost.
But, with $3000 upfront, the CAP should be lower than that.
Looks like they are adding in some costs, or marking up the money factor.
