Car Buying Advice - 2017 Kia Optima SXT Lease MF and Residuals?

Does anyone know the following?
36m/12k lease in Boston MA, MF and residual
Kia website states 3K in rebate lease cash. I'm looking to get 15% of MSRP of $37125.00 does this sound doable please?

    Using the above rebate and 15% off msrp i get a sale price of $27000. MF 0.00100. Doc fee $400, TTL $170 approx and MA sales tax 6.25% = monthly payment $210.00

    Sounds kinda low but sedans are selling slow and Kia is a blah brand. I want max bang for my buck. Thanks for any insight and help.

    .00069 MF and 57% residual
    $2500 lease cash

    Unless you meant the SXL?
    .00043 MF and 55% residual
    $3000 lease cash
