Car Buying Advice - 2017 Highlander lease - deal or no?

LE Plus, V6 AWD Quoted for 3 years/36k $35,998 money factor was "based on my credit" which was like equilivent to 10.25%... payment $572 Trying to repair credit so I know it won't be top tier butttttt considering the circumstances is this good? I had a purchase pre approval from another lender for 35k but would rather lease.

    That's an extremely high MF; more than double the base rate on the Highlander.

    How much of a discount from sticker have you been able to negotiate?
