Can you check on current rates for AWD limited and Limited platinum in NM? I just went to a dealer and they had a .0025 mf and the residual seemed like it was 58% for both on a 36 month/12k lease. Seemed really low. They wanted $738 per month with nothing down on AWD Limited Platinum and $698 per month for AWD Limited. Thank you.

61%/60% residual for Limited/Platinum for 36/12.

If you have top tier credit, the base MF is either .00220 or .00225.

It won't be cheap to lease.

I am looking to lease a 2017 Highlander XLE AWD MSRP: $41,623.  Net cap cost is $36,416. Putting $3,500 down (includes taxes and fees). Monthly payment is $317. Total cap cost reduction is $2,815. It says my wholesale invoice is $38,860. My gross cap cost is $39,231.  I live in Illinois. 

Is is this a good price? Did they take any percentage off the MSRP or did they end up rolling my price reduction into my down payment?

first time leasing car. 36 months/12,000 miles

You'll have to ask the dealer about the selling price and what else is included in the Gross CAP. Without an itemization, we would just be guessing.
