2017 Lexus IS 300 lease deal

Hi. I currently have a 2014 IS and was looking at 2017 lease deals. I received a quote from a dealer of $2300 down and a monthly payment of 269 (includes sales tax on the car rolled in). Such a cheap deal doesn’t make sense to me and can’t tell if the dealer is up to no good or if this is scam. Thoughts?? Can anyone help
