BMW doesn't support 48 month leases

    X6: .00152 MF and 59% residual. $2000 lease credit

    M6: .00152 MF and 54% residual

thank you so much for answering me. is it true that i should leave very little to none down payment for a lease cause if i pay the 1st month with my down payment it is pretty much profit for the dealership?

No... how you structure it doesn't affect profit/loss for the dealership.
But, there are other good reasons to limit your upfront money.
