2015 IS 250 with 20k miles for $23,477 from dealership. Price too low for mileage?

I found a silver 2015 IS 250 with 20k miles for $23,477 from a Nissan dealership in Houston, TX. I have not checked out the car yet but I'm curious why is the price so low for a car with such low mileage.
Unless it may be a smoker's car, this sound to be a good deal. Carfax is clean, shows it was a leased vehicle.

What do you guys think?
