I have another one please - we just came from the dealership and after couple of hours of tough negotiations on Kia Soul (with convenience package installed) ZIP 19047 PA; with MSRP $20.120, selling price on $16.120, with 15K, 36 months lease, Residual on 51% ($10.326) with MF .00227 and $0 down - dealers final offer is $285/month with all fees included. According to my calculations we should be around let’s say $250/ month. Is dealers offer a good deal considering these numbers and average Kia Soul lease on the market?
The second option he gave us on 12K, 36 months, Res 53% $10.637 and MF .00227 with $0 down = $279 with all fees included.
3) third option for 12K, (same numbers) MF .00227 again and $2.000 down for 36 months and with all fees included = $217
My calculations of all three deals are different, but I would really appreciate your advice on this one. They are waiting for our response and I don’t think they would be willing to go down with these offers.

None of their options change the price.. just lower or higher residual, depending on mileage, and more or less payment, depending on how much you prepay.
If this is the base auto model, the lease cash is $2330.
I'm not sure why your residuals don't match up. They should be the exact percentage of MSRP, and the values you give are not. Also, you haven't listed the actual fees, so I'm not sure how you've decided on your calculations. Also, PA tax on leases is an extra 3% over your usual sales tax rate.

for 12K Residual is 53% according to dealership and corrected MSRP $20.070
for 15K Resodual is 51% with MSRP $20.070 (these numbers are roughly calculated without decimals).
In calculations I was using given residual values for 12K and 15K;, net selling price they gave me of $16.120, MF .00227 and Tax in NJ since we are buyers form NJ (Ewing 08618 and tax is roughly 6.7%).
Acquisition fee for KIA is $650 and should be built in the selling price.
docmentation fee is $140
MV fees are roughly $96
Thats all there is to it according to dealership and I can only roughly add these fees to monthly payments to correct, and even in that case the monthly payment are still not close to dearshops offers. Selling price they came up with is obviously fictitious one since they’re ‘overcompensating’ using high offers on monthly payments.
So, let's add $900 to the selling price for fees.
And, another $750 for tax.
$16120 + $1650 = $17870 adjusted CAP
36/12

MV fees might be $96 in PA, but for a lease in NJ, you'll have to pay three or four years upfront. It's usually around $300, so even our assumptions might be off.
Also, part of that discount might be a taxable incentive, raising the sales tax higher than what I estimated.
That said, $285 seems a little high.
Why don't you ask the dealer for the adjusted CAP cost, and the actual numbers that went into calculating it?
